Melrose Park Development

Chalouhi were engaged by Parkview Constructions to complete stages 3 and 4 of this large Sekisui House development precinct in Melrose Park. The development is located on approximately 2.059ha. The overall scope included demolition of existing site structures on reclaimed industrial land, soil remediation, bulk earthworks, shoring, piling, capping beams, retaining walls and slab preparation ready for the construction of residential apartment buildings, roads and assets.

Design and temporary anchor re-design to abate challenging ground conditions on-site

The overall contract was construct only, however due to the challenges with the previous landfill ground conditions, the anchors were let as part of a D&C to allow for specialty buildability advice. Due to the ground being unstable, ground anchors were not an option as per the original design. We engaged geotechnical engineers who worked on a new anchor design. They adjusted the locations and angles so that the anchors could bite into stable ground. We used a trial and error process as the ground conditions were unknown outside of the basement. Further challenges included ground water at points, Chalouhi managed de-watering process in conjunction with extended anchors, modified angles and re-sequencing to successfully deliver the ground anchors component.

 

Full scope of ground works and civil from one touch point

Chalouhi are one of the few companies that could offer a full solution for this projects requirements. This simplified the project by minimising the number of separate contractors to let to multiple subcontractor and separate coordination, allowing the client to focus their time on other area’s whilst early works were being completed. Despite the challenging soil conditions, we worked in closely with the environmental consultant and developed a remediation action plan that would ultimately save the client money, whilst still delivering on the site audit statement to allow the residential building DA requirement for the building to go ahead.
