The Collective

The Collective was a residential development project consisting of the conversion of several existing commercial buildings. Chalouhi demolished multiple buildings up to five levels before completing soil remediation; design and construct of a shoring wall system that included piling, capping beam, shotcreting and anchoring; and bulk excavation works.

Proactive traffic management to overcome access issues in a busy urban environment

To mitigate potential access issues, Chalouhi developed proactive solutions such as utilising existing sidewalks to compensate for challenging site access. In addition, Chalouhi prepared an innovative construction traffic management plan (CTMP) and sought early approvals and permissions from all relevant stakeholders including the North Sydney Council and Traffic Committee. The approval of the CTMP allowed Chalouhi to load out the material from site more efficiently, shortening the construction program.

De-risking the project through design and construct of shoring wall solutions

Chalouhi managed the design and construction of a shoring wall up to 16m deep on this restrictive site. Areas of 14m-deep low-strength shale/sandstone created challenges with the existing anchor systems design due to potential soil instability and proximity of neighbouring properties. Chalouhi worked with the developers and engineers to consider several design alternatives including internal bracing and struts system, but as these were costly and time consuming, went ahead with the anchor solution, mitigating risk where possible.
